Internal Role Title: Empty Homes Manager
Hours: 35 hours per week
Salary: £42,206-£52,757 per annum plus £2174 car allowance per annum (salary offered dependent on experience)
Contract: 6-month FTC
Location: Dartford/Agile

We are on the lookout for Voids Manager to join our Empty Homes & Allocations team on a 6-month fixed term contract! You will be overseeing and optimising the void process, by ensuring our empty homes are returned by our contractor quickly and efficiently. You will be acting as the lead contact in the management of our voids contractor and working closely with internal colleagues to manage the quality of works.

We are avid supporters of agile working, and you will be provided with a laptop and phone to work flexibly between your home and at our office in Dartford.

Your role will include:
Managing our voids contractor, ensuring that they fulfil their contractual obligations, including turnaround times, quality, and health and safety compliance. This will be achieved through daily tracking of performance.
* Having oversight of major works, working with Property Services to ensure they are scoped quickly and works progress efficiently.
* Reviewing processes and identify opportunities for improvement, to ensure homes are returned efficiently and compliantly.
* Supporting and communicating openly with the wider Empty Homes team to enable the smooth and effective letting of our homes.
* Supporting and guiding colleagues involved with the voids process on expected standards, and contractual and regulatory obligations.
* Ensuring the notice period for outgoing customers is well utilised so that we can recover costs caused by damage.
* Providing regular performance reporting, including detailing health and safety compliance and performance issues.
* Ensuring we hold good data of voids management.
* Managing the voids budget and ensure it is spent effectively.
* Addressing customer feedback and investigate and resolve complaints about voids/empty homes.
* Conducting monthly reconciliation exercises with our voids contractor, ensuring that we pay invoices speedily and performance deductions are collected.

We're looking for:
* Strong experience in managing contracts in an empty homes (void) management environment.
* Demonstrable ability to carry out process reviews.
* An ability to work with data and create performance reports and insight.
* A thorough understanding of health and safety regulations linked to empty homes (void) management.
* Appropriate means of transport.
